KNOW WHAT TO EXPECT

Clear scope. A useful next step.

Rods or high-pressure jetting?

Many blockages clear with drain rods. Where fat, scale, silt or roots have built up, high-pressure water jetting may be needed to clean the pipe walls properly. We explain if jetting is needed and agree its price before starting, as it is quoted separately from the standard unblocking guide.

Your drain or Scottish Water’s sewer?

In Scotland, owners are responsible for the drains serving their property up to where they connect to the public sewer, usually at the boundary. Owners sharing a drain are jointly responsible. Scottish Water looks after the public sewer itself. If the blockage is in the public sewer, contact Scottish Water on 0800 077 8778.

When a CCTV survey helps

If a drain keeps blocking, a camera survey can show whether there is a collapse, root ingress or a displaced joint. It is a separate service; see our CCTV drain survey page.

For a planned visit, request an appointment online. The plumber confirms attendance and the work and price are agreed before work starts. For emergencies or out-of-hours work, call 0131 210 0505.

BLOCKED DRAINS

UNDERSTAND THE PROBLEM

What should you do first?

One slow fixture may have a local waste or trap problem; several fixtures backing up can indicate a problem further along the drainage route. Stop using fixtures that cause wastewater to rise. Explain which sinks, toilets or drains are affected before choosing clearance, further investigation or a CCTV survey.

One slow sink or several affected drains?

Report the pattern rather than guessing the blockage location. A sink that drains slowly while other fixtures work gives a different starting point from a toilet that rises when a bath empties. Mention smells, gurgling, outside overflow and previous clearance attempts. These observations guide assessment but do not prove who owns the affected drain.

What should you avoid during a backup?

Do not repeatedly run taps or flush to test a blockage that is causing an overflow. Keep people and pets away from wastewater. Do not mix cleaning products or add another chemical after a drain product has already been used. Tell the attending person what product was used and when. Do not enter a chamber or lift an unsafe cover.

When does a recurring blockage need investigation?

If a blockage returns after clearance, discuss whether the cause was established and whether access allows a camera inspection. A survey can help investigate defects or obstructions; it is not automatically required for every slow sink. Ask what clearance includes, how flow will be checked and whether a separate report or investigation has been agreed.

Choose the relevant next step.

General guidance, not a diagnosis. For water network or drainage responsibility information, consult Scottish Water. For shared building arrangements, consult Edinburgh Council shared repair guidance.

YOUR QUESTIONS, ANSWERED

Helpful answers before you call.

Does a blocked outside drain always belong to the property owner?

No. Responsibility depends on the drainage arrangement and the affected part of the network. Contact Scottish Water to check a suspected public sewer problem rather than assuming a private repair is required.

Is drain clearance the same as a CCTV survey?

No. Clearance aims to restore flow. A camera survey investigates accessible pipework and may help explain recurring problems. Confirm which task is being booked.

Can I book blocked drains in my Edinburgh postcode?

Call with your full postcode and the details of the fault. We’ll confirm coverage, current availability and the appropriate next step.

What information is useful for blocked drains?

Which drains or fixtures are affected Whether wastewater is backing up indoors or outside Any previous blockages or drain repair work.

How much will the work cost?

Standard-hours callout starts from £75 for attendance and diagnosis only. Callout charges cover attendance and diagnosis only and are separate from repair labour. The service prices shown are labour charges only. Parts and materials are charged separately. No VAT is charged. Standard hours are 7am–7pm, Monday to Friday, excluding bank holidays. Evenings, nights, weekends and bank holidays are out of hours. All times are Edinburgh local time. Agree all charges before committing to a visit and any repair work before it begins.

How quickly can a plumber get to me?

Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

What should I do if water is escaping?

If safe, turn off the relevant isolation valve or main stopcock. Keep clear of wet electrical fittings and do not attempt repairs on gas or electrical equipment. Call for professional advice.
