EVERY MINUTE COUNTS WITH ESCAPING WATER
What’s happening right now?
Our emergency line is open 24 hours a day, 7 days a week.
Water coming through the ceiling
Turn off the water at the stopcock (usually under the kitchen sink).
Keep away from wet light fittings and sockets. Switch off the electricity at the consumer unit only if you can reach it without touching water.
If you are in a flat, knock on the door of the flat above.
Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

AJ was really friendly, helpful and professional, and was able to come at really short notice on a Saturday night to solve our emergency. He provided comprehensive advice and we’ll definitely work with him again to complete the job.

If a privately owned flat in a Sighthill or Wester Hailes block develops a leak during common works, identify the current ownership and building contact. Former council ownership does not determine today's repair route.
ABOUT SIGHTHILL & WESTER HAILES
Rebuilt estates in south-west Edinburgh
Wester Hailes, in EH14, was barely developed until the early 1970s, when it was built mainly as purpose-built flats and tower blocks between the Murray Burn and the Water of Leith. Next door, Sighthill's four high-rise towers were demolished between 2008 and 2011.
Both areas have been extensively rebuilt. In Wester Hailes, the Hailesland Park slab blocks were replaced with low-rise housing, and in Sighthill the new Broomview homes were completed by 2020. Sighthill's southern streets still have cottage flats from the late 1940s that have changed little. A recent home and a 1940s cottage flat have very different pipework and access.
Council and housing association tenants should use their landlord's repairs line before calling a private plumber. Owners should tell us whether the home is a flat or a house and whether a shared drain or stair is involved. The Union Canal and Calder Road run close by, so give the nearest street to help with access.
PROPERTY, PIPEWORK & DRAINAGE
What matters in Sighthill & Wester Hailes properties?
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Has anything changed recently?
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
Who manages the repair and what might insurance cover?
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Sighthill & Wester Hailes, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Use the observations below alongside the property and access details above. The main service guides explain assessment, safety and pricing in more detail.
Emergency plumbing
Report whether active water is entering another home or a communal area. Where private and council-owned homes share a block, identify the dwelling receiving water and the building contact for any common space. Current ownership and authorised access matter more than the former owner. Explain what is happening now without assuming one party will dispatch a contractor for every component.
Clarify the scope: Does the current observation describe an uncontrolled escape, a wastewater backup or a loss of an essential facility?
Say whether several flats report drainage symptoms rather than assuming every blockage is common. A blockage in one private flat does not by itself establish a common drain defect. Describe which fixtures or neighbouring homes have reported symptoms and identify the authorised building contact. Responsibility and permission for common work need checking alongside assessment, rather than inferred from the block’s history.
Clarify the scope: Which fixture first showed the problem, and what happened before water rose or emptied slowly?
Identify whether the suspected fitting is inside the private flat or only accessible communally. For a mixed-ownership leak enquiry, separate the privately accessible fitting from any suspected common component. Arrange contacts for affected homes and restricted spaces. Factual findings may help coordination, but a plumbing assessment does not by itself determine owner contributions or entitlement to a Council repair programme.
Clarify the scope: What was directly observed, and which connection or route remains only a suspicion?
Check who can approve inspection of the shared run and receive the findings. Common drainage inspection needs an agreed commissioning route and access authority. Explain whose symptom prompted the request and who should receive the findings. Do not treat private ownership of one flat as permission to investigate every shared part, or assume the public body owns the affected run.
Clarify the scope: Which accessible section needs investigation, and what decision should the findings support?
Explain whether a privately replaced shower is the only affected fixture during the common works. A privately replaced shower and the block’s shared services need separate descriptions. Explain what changed inside the dwelling and whether other outlets or neighbours are affected. The bathroom’s ownership does not establish the supply arrangement; common equipment should only be accessed through the authorised building route.
Clarify the scope: Is the change in flow, temperature, drainage or escaping water, and which components were actually altered?
Describe what you can observe. Say which fixture or room is affected, when the issue began and whether water is still escaping. A symptom helps assessment; a guessed diagnosis can miss the cause.
Explain how the property can be reached. Include a flat or unit number, entry arrangements and access to the affected area. Making an enquiry for a managed building is the situation discussed above; mention any related constraints.
Agree the next step. Confirm attendance, who can authorise work and what the visit includes. Ask how further investigation, parts and repair costs will be approved.
For an enquiry affecting more than one property, explain who can provide access and approve the proposed work before a visit is arranged.
Independent information when you need it.
Responsibility for a shared building repair or a wider water incident may need checking alongside a private plumbing enquiry. These public sources can help identify the appropriate next contact.
