Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

We had a great experience with Brendan on our plumbing issue. He explained everything that was happening clearly and managed to get us booked in that day for another service needed to make sure we got our plumbing back

If water reaches a neighbouring Muirhouse flat during improvement works, record both floors and the observed timing. A privately owned flat may share building components with homes under different ownership.
Muirhouse is a north Edinburgh housing estate bounded by Ferry Road, Pennywell Road, Muirhouse Parkway and Silverknowes. Building began in 1953 as part of post-war slum clearance, starting with the first of more than 4,000 prefabricated houses, and higher-density blocks followed in the 1960s, including the 23-storey Martello Court.
Most homes are owned by the council or housing associations. The Pennywell and Muirhouse Regeneration Project began in 2008, replacing much of the low and mid-rise housing, and Martello Court has been refurbished.
If you are a council or housing association tenant, report a repair to your landlord first, as they will usually send their own contractor. If you own your home, or the problem is urgent and you cannot reach your landlord, call us and tell us which block and floor you are on.
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Muirhouse, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.

Say which home is receiving active water and whether either affected fitting has been stopped safely. Where private and council-owned homes share a block, identify the dwelling receiving water and the building contact for any common space. Current ownership and authorised access matter more than the former owner. Explain what is happening now without assuming one party will dispatch a contractor for every component.
Clarify the scope: Does the current observation describe an uncontrolled escape, a wastewater backup or a loss of an essential facility?
Distinguish a shared backup report from an individual leaking appliance. A blockage in one private flat does not by itself establish a common drain defect. Describe which fixtures or neighbouring homes have reported symptoms and identify the authorised building contact. Responsibility and permission for common work need checking alongside assessment, rather than inferred from the block’s history.
Clarify the scope: Which fixture first showed the problem, and what happened before water rose or emptied slowly?
Give the room positions on both sides while leaving the concealed source unconfirmed. For a mixed-ownership leak enquiry, separate the privately accessible fitting from any suspected common component. Arrange contacts for affected homes and restricted spaces. Factual findings may help coordination, but a plumbing assessment does not by itself determine owner contributions or entitlement to a Council repair programme.
Clarify the scope: What was directly observed, and which connection or route remains only a suspicion?
Check authority for inspection of common drainage before commissioning a building-wide survey. Common drainage inspection needs an agreed commissioning route and access authority. Explain whose symptom prompted the request and who should receive the findings. Do not treat private ownership of one flat as permission to investigate every shared part, or assume the public body owns the affected run.
Clarify the scope: Which accessible section needs investigation, and what decision should the findings support?
Explain whether a privately altered bathroom sits above the reported damage. A privately replaced shower and the block’s shared services need separate descriptions. Explain what changed inside the dwelling and whether other outlets or neighbours are affected. The bathroom’s ownership does not establish the supply arrangement; common equipment should only be accessed through the authorised building route.
Clarify the scope: Is the change in flow, temperature, drainage or escaping water, and which components were actually altered?
