A leak in a utility room with an outside supply
If a Kirkliston utility room and outside tap are supplied through altered pipework, identify which outlet actually leaks. Closing one known valve does not establish that every branch is isolated.

Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

AJ was really friendly, helpful and professional, and was able to come at really short notice on a Saturday night to solve our emergency. He provided comprehensive advice and we’ll definitely work with him again to complete the job.

Kirkliston is a village of about 5,300 people west of Edinburgh, on high ground above a loop of the River Almond. Once known as Temple Liston for its link with the Knights Templar, it was historically in West Lothian and is now part of the City of Edinburgh.
The village has been a conservation area since 1977. Castle House, dated 1682, is its oldest house, and there are 19th-century terraced cottages as well as the Gateside housing estate. The old distillery's patent still house has been converted to homes after the Drambuie factory closed in 2001.
In terraced cottages, waste pipes and drains are often shared between neighbours before reaching the public sewer. If your drains are slow, ask next door whether theirs are too. Access to the M9 is about two miles south at Newbridge, so arrival times depend on traffic on the B800.
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Kirkliston, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.

Explain which branch is still flowing after any safe isolation already carried out. Where several buildings or altered spaces have outlets, identify the affected branch and what any safely understood isolation actually stopped. A control in the main house may not explain every later connection. Give the practical route to the current escape without tracing buried services yourself.
Clarify the scope: Does the current observation describe an uncontrolled escape, a wastewater backup or a loss of an essential facility?
Describe whether the utility sink backs up when an appliance empties. For an extension or outbuilding, describe whether wastewater is rising at an inside fixture or an outside point. Keep known changes and genuine route records available. Plot size and distance from the front entrance cannot establish drain ownership or whether the symptom has the same cause as another outlet.
Clarify the scope: Which fixture first showed the problem, and what happened before water rose or emptied slowly?
Locate visible moisture relative to the inside fitting and outside outlet. A wet patch near an outbuilding or garden outlet needs its position and timing described before excavation is considered. Distinguish a visible fitting leak from moisture along a suspected route. A sketch can locate buildings and observations while clearly leaving undocumented buried connections unknown.
Clarify the scope: What was directly observed, and which connection or route remains only a suspicion?
State whether the drainage enquiry concerns the utility waste or another recorded run. Inspection across an altered plot should specify the buildings or waste runs of interest. Agree usable entry points and the limitations of the proposed camera work. A drain survey does not inspect every supply line, and a long site does not by itself establish a private treatment system.
Clarify the scope: Which accessible section needs investigation, and what decision should the findings support?
Mention whether a separately located shower shares any observed supply symptom. A shower in an annex or later addition may need a different access description from the original bathroom. Explain whether other hot outlets are affected and what is known about its supply. The layout is useful context, but the actual equipment and observed symptom still determine the appropriate enquiry.
Clarify the scope: Is the change in flow, temperature, drainage or escaping water, and which components were actually altered?
