Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

AJ did a great job and cleared a blocked drain from a washing machine that had a caused a substantial leak to the flat below mine. AJ was very friendly and professional. Would highly recommend.

MURRAYFIELD

A heating leak with limited access to pipework

If a Murrayfield heating leak is concealed beneath finished flooring after room alterations, describe the known route and access rather than assuming the nearest board must be lifted.

ABOUT MURRAYFIELD

Villas and private roads west of the city centre

Murrayfield, west of the city centre, takes its name from Archibald Murray, who built Murrayfield House in 1735. It stayed semi-rural until the early 19th century, and Belmont House followed in 1828. Today it is mainly residential, with Murrayfield Stadium, the ice rink and Spire Murrayfield Hospital among its landmarks.

Easter Belmont Road, a private road, is one of Edinburgh's 'Millionaire's Rows'. Large villas sit alongside Ravelston to the north and Roseburn to the south, and the A8 runs through the south of the area.

On a private road, the residents rather than the council may share responsibility for the drains under the road. If a blockage affects several houses, find out whether the drain is private before work starts. On match days, roads around the stadium close, so tell us if your visit falls on an event day.

PROPERTY, PIPEWORK & DRAINAGE

What matters in Murrayfield properties?

Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.

Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.

Has anything changed recently?

Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.

Who manages the repair and what might insurance cover?

It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.

Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.

For Murrayfield, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.

Property context and further reading.

Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.

YOUR PROPERTY. THE RIGHT REPAIR QUESTION.

Planning a repair in Murrayfield.

Use the observations below alongside the property and access details above. The main service guides explain assessment, safety and pricing in more detail.

Radiator repairs

In a large Murrayfield villa with radiators on several floors, cold radiators are usually caused by air, sludge or poor balancing. Note which radiators are cold and whether they are cold at the top or bottom.

Clarify the scope: Which radiators are cold, and where on each one?

Radiator repairs — assessment and prices →

Water leak detection

Murrayfield's older villas often have pipework under suspended floors and in cellars. A hidden leak may show only as a damp patch or a running meter. We trace it before lifting anything.

Clarify the scope: Is your water meter moving with all taps off?

Water leak detection — assessment and prices →

Emergency plumbing

On rugby match days and big events, roads near Murrayfield Stadium close. If your emergency falls on an event day, tell us so we can plan the route.

Clarify the scope: Is there an event at the stadium today, and is water still escaping?

Emergency plumbing — assessment and prices →

Turn a description into a useful enquiry.

  1. Describe what you can observe. Say which fixture or room is affected, when the issue began and whether water is still escaping. A symptom helps assessment; a guessed diagnosis can miss the cause.
  2. Explain how the property can be reached. Include a flat or unit number, entry arrangements and access to the affected area. A heating leak with limited access to pipework is the situation discussed above; mention any related constraints.
  3. Agree the next step. Confirm attendance, who can authorise work and what the visit includes. Ask how further investigation, parts and repair costs will be approved.

Independent information when you need it.

Responsibility for a shared building repair or a wider water incident may need checking alongside a private plumbing enquiry. These public sources can help identify the appropriate next contact.
