Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

AJ was able to attend really quickly after a leak was coming through our ceiling from a neighbour. We’ve used him before & he’s super reliable & prompt and the work is a great standard, wld certainly recommend!
We had a great experience with Brendan on our plumbing issue. He explained everything that was happening clearly and managed to get us booked in that day for another service needed to make sure we got our plumbing back
Attended at short notice late on Sunday eve. Arrived promptly and were immediately helpful and professional. Highly recommended and would not hesitate to call them again in the future.
Brendan was very helpful in getting our problem fixed, competent and friendly!

Colinton began at a ford on the Water of Leith in a steep-sided glen and is now a conservation area about three and a half miles south-west of the city centre. Juniper Green, a little further out on Lanark Road, sits on a ridge above the same river along the Pentland foothills. Both villages were joined to Edinburgh in 1920.
Mills in the valley once made paper and snuff. The housing ranges from Robert Lorimer's Arts and Crafts cottages in Colinton, built in the early 1900s, to the Victorian and Edwardian villas on Colinton Road and later suburban streets. In larger older houses, the stopcock can be in a cellar, an outbuilding or under the front path rather than in the kitchen.
Homes on the slopes above the river can have long underground drain runs to the sewer. If more than one fixture is slow or gurgling, the problem is more likely in the shared run than in one sink. Juniper Green's conservation area was extended in 2007, so changes to the outside of a house there may need checking with the council.
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Colinton & Juniper Green, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.

Identify which part of the house has active water escape and which areas remain usable. Where several buildings or altered spaces have outlets, identify the affected branch and what any safely understood isolation actually stopped. A control in the main house may not explain every later connection. Give the practical route to the current escape without tracing buried services yourself.
Clarify the scope: Does the current observation describe an uncontrolled escape, a wastewater backup or a loss of an essential facility?
Compare drainage in the original bathroom with symptoms in the later addition. For an extension or outbuilding, describe whether wastewater is rising at an inside fixture or an outside point. Keep known changes and genuine route records available. Plot size and distance from the front entrance cannot establish drain ownership or whether the symptom has the same cause as another outlet.
Clarify the scope: Which fixture first showed the problem, and what happened before water rose or emptied slowly?
Explain whether visible dampness sits beneath a known route or only a guessed connection. A wet patch near an outbuilding or garden outlet needs its position and timing described before excavation is considered. Distinguish a visible fitting leak from moisture along a suspected route. A sketch can locate buildings and observations while clearly leaving undocumented buried connections unknown.
Clarify the scope: What was directly observed, and which connection or route remains only a suspicion?
Specify which accessible run the proposed investigation is intended to cover. Inspection across an altered plot should specify the buildings or waste runs of interest. Agree usable entry points and the limitations of the proposed camera work. A drain survey does not inspect every supply line, and a long site does not by itself establish a private treatment system.
Clarify the scope: Which accessible section needs investigation, and what decision should the findings support?
Say whether the shower fault is limited to the addition or also affects the original bathroom. A shower in an annex or later addition may need a different access description from the original bathroom. Explain whether other hot outlets are affected and what is known about its supply. The layout is useful context, but the actual equipment and observed symptom still determine the appropriate enquiry.
Clarify the scope: Is the change in flow, temperature, drainage or escaping water, and which components were actually altered?
