KNOW WHAT TO EXPECT

Clear scope. A useful next step.

Identify the hot-water system first

Tell us whether hot water comes from a gas boiler, electric heater or cylinder, and provide the make and model if safely visible. Describe whether there is no hot water, an intermittent temperature problem or a leak. Different systems require different qualifications and assessment.

Make access and authorisation straightforward

Explain where the unit is, whether water is escaping and who can approve the work. Do not remove covers or operate unfamiliar safety valves. Gas, electrical and unvented-cylinder work is confirmed only where the attending person holds the relevant qualifications.

Agree diagnosis, parts and the repair

The initial assessment identifies the proposed next step. Confirm the attendance charge and labour basis before booking, then agree any replacement parts or further work before it starts. There is no single published labour rate for all types of water heater.

For a planned visit, request an appointment online. The plumber confirms attendance and the work and price are agreed before work starts. For emergencies or out-of-hours work, call 0131 210 0505.

UNDERSTAND THE PROBLEM

Who do I call for water heater repair?

It depends what heats your water. For a gas boiler or gas water heater, call a Gas Safe registered engineer. For an unvented hot water cylinder (a pressurised tank, often called a Megaflo), you need an engineer qualified to work on unvented systems. For an electric immersion heater, a plumber can replace the element or thermostat, but new wiring needs an electrician. We’re Gas Safe registered and repair boilers and hot water cylinders across Edinburgh: call 0131 210 0505 and we’ll tell you on the phone whether it’s a job for us.

Which type of water heater do you have?

Most Edinburgh homes heat water in one of three ways. A combi boiler heats water instantly when you turn on a tap, with no tank. A system or regular boiler heats a hot water cylinder, usually in an airing cupboard. Some flats have no gas and use an electric immersion heater in the cylinder, or a small electric heater under the sink. If you’re not sure, a photo of the unit and its label is enough for us to tell.

Quick checks before you call

Check the boiler has power and isn’t showing a fault code, and that the pressure gauge reads between 1 and 1.5 bar. Check the timer or programmer is set to hot water. For an immersion heater, check its switch is on and the fuse box hasn’t tripped. Don’t take covers off, and leave gas parts alone: that’s a job for a Gas Safe engineer.

If the water heater is leaking

Turn the water off at the stopcock, or at the valve on the cold pipe into the cylinder if you know where it is. Switch off the boiler or immersion heater. Put a container under the drip and keep water away from electrics. Water from the small pipe on a cylinder or boiler (the pressure relief or overflow pipe) means a safety valve has opened, so call rather than trying to adjust it.

Choose the relevant next step.

General guidance, not a diagnosis. For water network or drainage responsibility information, consult Scottish Water. For shared building arrangements, consult Edinburgh Council shared repair guidance.

YOUR QUESTIONS, ANSWERED

Helpful answers before you call.

Who do I call to fix a water heater?

A Gas Safe registered engineer for anything gas, an engineer qualified on unvented systems for a pressurised hot water cylinder, and a plumber or electrician for an electric immersion heater. Call us with the type and make and we’ll tell you who you need.

Can a plumber fix a water heater?

Yes, for most problems. A plumber can repair leaks, valves, cylinders and immersion elements. Gas work needs a Gas Safe registered engineer, and new electrical wiring needs an electrician.

Why is there no hot water?

On a combi boiler, the most common causes are low pressure, a fault code or a frozen condensate pipe in cold weather. With a cylinder, check the timer is set to hot water and the immersion switch or fuse. If the heating works but the hot water doesn’t, a diverter valve or cylinder thermostat may have failed.

Can I book water heater repairs in my Edinburgh postcode?

Call with your full postcode and the details of the fault. We’ll confirm coverage, current availability and the appropriate next step.

What information is useful for water heater repairs?

The type and make of the hot water system Whether heating still works Any leaks, warning lights or fault codes.

How much will the work cost?

Standard-hours callout starts from £75 for attendance and diagnosis only. Callout charges cover attendance and diagnosis only and are separate from repair labour. The service prices shown are labour charges only. Parts and materials are charged separately. No VAT is charged. Standard hours are 7am–7pm, Monday to Friday, excluding bank holidays. Evenings, nights, weekends and bank holidays are out of hours. All times are Edinburgh local time. Agree all charges before committing to a visit and any repair work before it begins.

How quickly can a plumber get to me?

Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

What should I do if water is escaping?

If safe, turn off the relevant isolation valve or main stopcock. Keep clear of wet electrical fittings and do not attempt repairs on gas or electrical equipment. Call for professional advice.
