Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

TRINITY & GRANTON

Apartment entry and water isolation

If an apartment enquiry around Trinity or Granton follows a change to shared services, keep the building notice and your own outlet observations separate. Not every flat shares the same water or heating arrangement.

ABOUT TRINITY & GRANTON

Granton's harbour, 1930s flats and new waterfront homes

Granton grew around a harbour opened in 1838, exporting coal and once home to about 80 fishing trawlers. It lies on the Firth of Forth in the EH5 district and is now part of the Edinburgh Waterfront regeneration. The surviving gasholder on the former gasworks site opened as a public park in 2025.

A council scheme begun in 1932 built more than 1,700 homes, mainly tenement flats, in Granton, Wardieburn and Royston Mains. Much of West Granton was demolished from 1995 and rebuilt, and new apartment blocks now stand along the waterfront. The older flats often share drains and supply risers, while the new blocks usually have their own valves in a utility cupboard.

For a newer waterfront flat, ask your factor or management company first if the fault might be in a shared part of the building. For a 1930s flat, tell us which floor you are on and whether the flats above or below have noticed anything.

PROPERTY, PIPEWORK & DRAINAGE

What matters in Trinity & Granton properties?

Managed flats and shared services. Ask whether the building has a factor, common soil stack or locked service cupboard.

Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.

Has anything changed recently?

Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.

Who manages the repair and what might insurance cover?

It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.

Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.

For Trinity & Granton, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.

Property context and further reading.

Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.

YOUR PROPERTY. THE RIGHT REPAIR QUESTION.

Planning a repair in Trinity & Granton.

Use the observations below alongside the property and access details above. The main service guides explain assessment, safety and pricing in more detail.

Emergency plumbing

Say whether water reaches a communal space or remains contained inside one flat. For a managed apartment, distinguish a private escape from a reported building-system interruption. Give the apartment number and any relevant current notice. Shared cupboards or equipment need authorised access; a private call does not establish permission to isolate a whole block or confirm specialist work is included.

Clarify the scope: Does the current observation describe an uncontrolled escape, a wastewater backup or a loss of an essential facility?

Emergency plumbing — assessment and prices →

Blocked drains

Identify whether another apartment reports a backup rather than inferring a shared blockage. A reported backup in an apartment needs the affected outlets and any independent reports from neighbours. Identify the building contact for common access while keeping unverified connections uncertain. The fact that premises are managed does not establish whether the current problem is internal, shared or on the public network.

Clarify the scope: Which fixture first showed the problem, and what happened before water rose or emptied slowly?

Blocked drains — assessment and prices →

Water leak detection

Describe the known private fitting alongside any reported building-system interruption. In a managed building, explain whether the observed fault is at a private fitting or only suspected beyond the apartment. Keep the system description and any building notice available. Confirm the appropriate access and reporting route before entering restricted space or assuming an internal repair will resolve a communal symptom.

Clarify the scope: What was directly observed, and which connection or route remains only a suspicion?

Water leak detection — assessment and prices →

CCTV drain surveys

Confirm access permissions for any common drain before commissioning a survey from your flat. A survey involving managed drainage needs permission for relevant access and an agreed inspection extent. Explain which apartment or recurring symptom prompted it. A visit commissioned for one home cannot automatically confirm the condition of inaccessible shared runs or authorise alteration of common equipment.

Clarify the scope: Which accessible section needs investigation, and what decision should the findings support?

CCTV drain surveys — assessment and prices →

Shower & bathtub repairs

Explain whether the shower fault persists while other outlets in the apartment work normally. An apartment shower fault should be compared with other outlets before choosing a fitting repair or building-system enquiry. Give any known managed hot-water arrangement; otherwise say it is unknown. Do not remove covers or operate common controls to establish information that the building contact can help clarify.

Clarify the scope: Is the change in flow, temperature, drainage or escaping water, and which components were actually altered?

Shower & bathtub repairs — assessment and prices →

Turn a description into a useful enquiry.

  1. Describe what you can observe. Say which fixture or room is affected, when the issue began and whether water is still escaping. A symptom helps assessment; a guessed diagnosis can miss the cause.
  2. Explain how the property can be reached. Include a flat or unit number, entry arrangements and access to the affected area. Apartment entry and water isolation is the situation discussed above; mention any related constraints.
  3. Agree the next step. Confirm attendance, who can authorise work and what the visit includes. Ask how further investigation, parts and repair costs will be approved.

Independent information when you need it.

Responsibility for a shared building repair or a wider water incident may need checking alongside a private plumbing enquiry. These public sources can help identify the appropriate next contact.
