Distinguishing a recent installation issue from a wider fault
If a Wallyford owner reports a fault following installation, establish what was newly fitted and what was retained. Modern-looking surfaces do not confirm that all pipework is new.

Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

Wallyford is an East Lothian town of about 3,400 people, roughly seven miles east of Edinburgh near Musselburgh. Coal miners first settled it; a mine was worked here in 1563 for Mary, Queen of Scots. The restored Fa'side Castle overlooks the town.
Regeneration began in 2016, and by 2024 planning permission had been granted for more than 2,000 new homes, with mixed-use retail units approved in 2025. The station has a park and ride on the Edinburgh to North Berwick line, and the A1 passes the town.
Most new Wallyford homes have combi boilers, push-fit plastic pipe and a stopcock under the kitchen sink. A drop in boiler pressure, a leaking waste joint or a frozen condensate pipe are typical problems. If your home is still under the builder's warranty, check with them before booking.
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Wallyford, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.
