A drain that blocks again after clearance
If a Pencaitland blockage returns after a change to kitchen or bathroom use, retain the actual clearance history. A repeated symptom does not establish roots, collapse or a particular drain material.

Tap your problem for what to do in the next two minutes. Water spreads under floors and into ceilings quickly, so stopping it first saves the most damage. Our average response to emergency callouts is under 60 minutes. It is an average, not a guarantee: arrival depends on your location, traffic and other callouts, and outlying towns take longer. When you call, we give you an arrival estimate for your address.

AJ was efficient and helpful sorting out a blocked shower drain.
AJ was really friendly, helpful and professional, and was able to come at really short notice on a Saturday night to solve our emergency. He provided comprehensive advice and we’ll definitely work with him again to complete the job.

Pencaitland is an East Lothian village of about 1,500 people, roughly 12 miles south-east of Edinburgh and five miles south-west of Haddington. The Tyne Water divides it into Easter and Wester Pencaitland, joined by a three-arched bridge from the 16th century. Glenkinchie distillery is nearby, and a large maltings was built at Wester Pencaitland in 1965.
The parish church is in Easter Pencaitland and the Trevelyan Hall, from 1883, is in Wester Pencaitland. The Winton estate and Fountainhall are the area's historic houses. Bus 113 runs to Edinburgh every half hour, and the nearest railway station is at Longniddry.
Some farms and outlying cottages around Pencaitland may have private water or drainage rather than mains connections. If yours does, tell us when you call, as a private septic tank or soakaway is handled differently from a public sewer. Pencaitland is further from Edinburgh than our core area, so allow longer for arrival.
Property layout and drainage. Identify whether the property is a tenement, cottage flat, terrace, detached house, newer apartment or commercial unit; systems vary by address.
Building age does not establish the condition of the drains. Internal waste pipes may be cast iron or plastic, while underground sections may include clay or newer materials. Foul water, surface water and shared drains should be distinguished before choosing a repair.
Tell us about kitchen or bathroom refits, extensions, loft conversions, neighbour alterations, communal repairs, roadworks or utility excavations. Record where the work happened and when symptoms began. Heavy rainfall, freezing temperatures, tree roots and ground movement may also be relevant. None of these clues proves causation without investigation.
It depends on who owns the pipe and the policy, so confirm whether the property is owner-occupied, tenanted, factored, ex-council, an HMO or a commercial let.
Individual owners, joint owners, landlords, factors and Scottish Water may have different responsibilities depending on the pipe and legal arrangements. Buildings, contents, home emergency, escape-of-water, trace-and-access and underground-services cover are separate policy questions; maintenance and gradual damage may be excluded. Check the policy and notify the insurer promptly where relevant. We cannot determine cover or liability.
For Pencaitland, describe the affected fixtures, whether other flats or premises are affected, any recent works and safe access to the stopcock or drain. If water is near electrical equipment, keep clear and seek urgent help.
Local context is not a diagnosis of your home. Confirm the actual layout, connections and repair access for your address.
