Hidden water leak signs: what Edinburgh homeowners should record
A recurring damp patch, unexplained water sound or repeated pressure loss can justify investigation, but none proves a hidden pipe leak on its own. Record where and when the symptom appears before arranging an assessment.

Signs worth investigating
Look for damp that returns after drying, staining below a bathroom, lifting finishes near pipe routes, water sounds when fixtures are not being used, or a persistent wet patch outside during otherwise dry weather. Scottish Water also identifies unexpectedly low pressure and water appearing where it should not as possible leak signs.
Other explanations include condensation, roof defects, external drainage or a faulty appliance. A stain below an upstairs bathroom may come from a waste connection, seal, supply pipe or another location. Avoid naming the nearest fitting as the cause before inspection.
Keep a simple symptom log
Write down the room, floor, date and whether the mark changes after a shower, tap use, appliance cycle, rainfall or heating operation. Take comparable photographs without removing finishes. Explain recent bathroom alterations or nearby work as background, rather than evidence of who caused the problem.
In a tenement or converted flat, record which properties are affected and who can provide entry. Water may become visible away from its source. Shared access and permission to investigate matter more than a postcode alone.
Pressure readings and meters need context
Repeated boiler pressure loss concerns a sealed heating circuit and is not the same as low pressure at a cold tap. Note the gauge reading and whether the system is cold or running; avoid repeatedly topping it up without investigating the cause.
If your property has a water meter, unexpected recorded use can help an investigation, but first account for appliances, toilets, tanks and any shared supply. Follow your water provider’s instructions for your installation. Do not assume every Edinburgh home has a meter or open a chamber to obtain a reading.
When to stop observing and call
If water is actively escaping, isolate the relevant water supply only if it is safe and you know the valve.
Keep away from wet sockets, lights and appliances, and from bulging ceilings. Do not operate electrical controls in a wet area.
Tell a landlord, factor or affected neighbour promptly where another property or shared pipework may be involved.
Call for urgent help if water cannot be contained. For a stable stain without active escape, prepare the symptom log and arrange an assessment.
What leak detection does and does not include
The appropriate investigation depends on symptoms, access and the construction. No single test guarantees a location without assessment. Ask what the proposed visit includes, whether opening finishes may be needed, who authorises it and how making good will be handled.
Our standard-hours leak detection guide is £100–£225 for detection labour only; repair is separate. Callout, parts and materials are additional as explained below. An insurer may ask for evidence or authorisation: check your own cover before commissioning work and do not assume every leak is insured.
We’re proud to be clear about our prices. Published guide charges, a clear breakdown of what is included, and your agreement before work starts. Callout, labour, parts and materials are explained separately so you can make an informed choice.
Standard hours are 7am–7pm, Monday to Friday, excluding bank holidays. Evenings, nights, weekends and bank holidays are out of hours. All times are Edinburgh local time.
These figures are not a total job price.
Callout charges cover attendance and diagnosis only and are separate from repair labour. The service prices shown are labour charges only. Parts and materials are charged separately. No VAT is charged.
Service labour figures below are guides for standard-hours work. Out-of-hours labour is quoted separately. Where a callout applies, for urgent attendance, it is payable for attendance and diagnosis even if you decide not to proceed with a repair; confirm the applicable fee before agreeing to attendance.

Leak detection does not include the repair. Boiler work requires an appropriately qualified engineer; the boiler service price does not include a separate landlord gas safety certificate. Jobs outside the listed ranges or services without a published guide require an individual quote.
Ceiling leak, low pressure, running toilet, banging pipes, brown water, smelly drains or a stuck stopcock: what it means and what you can safely do first.
We find hidden leaks, open up only where needed, repair and make good, and give you a written report with photos and the cause. Insurer-referred jobs welcome.

No. Damp can have plumbing and non-plumbing causes; its timing and location help plan investigation.
Does leak detection include repair?
No. Our published detection labour guide excludes repair; the proposed work and charges must be agreed separately.
Should I keep topping up a boiler that loses pressure?
Repeated pressure loss needs assessment. Record the readings and follow your appliance instructions rather than repeatedly refilling without investigating.
