A leak near original finishes: planning a New Town or West End assessment
Tell the person assessing the problem where water appeared, whether it follows fixture use and what inspection access already exists. A decorative surface beside a stain is not automatically the place that needs to be opened. Explain previous alterations and any finishes that require particular care.

Protect finishes while establishing the source
Tell the person assessing the problem where water appeared, whether it follows fixture use and what inspection access already exists. A decorative surface beside a stain is not automatically the place that needs to be opened. Explain previous alterations and any finishes that require particular care.
If the property has known listing or other constraints, mention them and seek appropriate advice about proposed alterations. Discuss the purpose and limits of the first investigation before agreeing access work. The visible symptom should guide the enquiry rather than a promise that every concealed leak can be found without disturbance.
